It is important to understand that garage floor coatings do not typically come cheap, because the coating itself is expensive stuff. You may find inexpensive options, but it is vital to keep in mind that an option that is cheaper will most likely also be lower quality.
Homeowners can choose from all sorts of different products for their floors including Epoxy (inexpensive), Polyurea (more expensive), and Polyaspartics (most expensive). These options all serve the same purpose of bonding to the concrete to create a protective barrier and can have colors cast on the top coat.
Whether you choose to go with epoxy, polyurea, or polyaspartics, quality is the most important thing to keep in mind. A cheap version of any of these products will likely have a difficult time bonding to your floors.
Epoxy and polyurea are often less expensive than polyaspartics because they are not UV resistant. If the surface to be coated is outside, this may be a problem. However if the area is in a garage or another indoor area, this may not be applicable to you. Note that non UV resistant products can sometimes cause tan and gray base coats to change to a yellow-ish or green color if they come into contact with the sun.

Garage Floor Coating Pricing Breakdown
Floor Size
There are many factors that go into the cost of garage floor coatings. The first is the size of your garage or floor being coated. The size of the floor will determine how much time and product will be needed to complete the job. We charge $6 per square foot. This includes both labor and material costs. If a problem arises after installation, we will happily fix it at no extra cost to you, up to a year after the coat is laid.
Floor Condition
Another factor that will go into the price of the garage floor coating is the kind of condition that the concrete is in. If there are cracks, chips or erosion that has occurred on your floor, it will have to be fixed before the coating can be applied. We will be happy to fill and buff the floor to ensure that the coating goes on nicely. It can cost anywhere from $75 to $199 to repair existing damage to the floor.
Side Wall Verticals
We offer the option to coat the side wall verticals in addition to the floor. The price per square foot is more for this application because it requires more labor. The price per square foot is $6 for side wall verticals.
Expansion Joints
There is not an extra cost for coating in and out of expansion joints. However there are a few options for situations where you have a urethane or caulk in the expansion joints. If we need to remove it, there will be a charge. Also, if there are cracks in the expansion joints, they will need to be filled. A two-car garage will be about $112 for this process, while a three-car garage will be about $168.
Floor To Wall Cove
We can create a seamless floor to wall cove by using caulk and a cove tool to create a rounded edge. If a crack is created in this area, it could add around $230 for a two-car garage to get it fixed. We cannot guarantee after we have implemented a floor to wall cove that cracks will not appear, due to the concrete shifting.
Removing An Existing Coating
If there is an existing coating on your floors, it will need to be removed before we lay our floor coating. The cost will depend on the type of coating. If it was a DIY coating or a paint, we will not charge, as this is easy to remove. If there was an existing epoxy or polyaspartic coating, it would cost $1 per square foot to remove. There may be an additional charge if someone was unsuccessful in laying a high-end coating that will need to be removed.
